The average Main Line home sold for 14.5% more the first half of the this year compared to 2009. The average settled price rose from $531,127 last January through June compared to $607,905 in the same period this year.
These figures include all of Lower Merion, Radnor, Tredyffrin, and Easttown townships.
The number of homes that sold rose 18% from 566 to 668. The amount of settled volume increased 35% or $105,462,664, from $300,618,172 to $406,080,836.
Sellers are being more realistic with their average asking prices. The average decreased, from $808,266 last year to $796,932 the first half of this year.
The average amount of time to sell a house is slightly lower, from 84 days on the market last year to 80 days this year.
If this pattern continues throughout the year it will mark the first year of net year-to-year appreciation on the Main Line since 2005.
